A Step-by-Step First Time Buyer's Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by your agent will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

Step 1: Research

Do you already know where you want to buy? If you want a condo, townhome, or single-family home? Which features do you like and dislike? What’s available on the market now? If you answered no to any of these questions, now is the time to reach out! In addition to looking for homes that interest you, we can also provide insight into any changes in the market.  This could give you valuable insight into housing trends in specific neighborhoods and help you when the time comes to make an offer.

Step 2: Decide on Your Budget

Notice we said to decide on your budget—not determine how much the mortgage company will give you. In many cases, a mortgage company will pre-approve you for more than you’re comfortable spending, which is why it's smart  to determine the monthly payment you feel comfortable with before talking to a lender. This likely includes doing a full household budget and taking into consideration what changes other than a mortgage payment will occur once you move into your new home. Speaking with an agent can help you determine any new expenses like garbage, water, or HOA fees that could affect your budget.

Step 3: Get Pre-approved

As you search for a home, getting pre-approved for a mortgage can be an important step to take. Consulting with a lender and obtaining a pre-approval letter provides you with the opportunity to discuss loan options and budgeting with the lender; this step can serve to clarify your total house-hunting budget and the monthly mortgage payment that you can afford.

This also improves your chances of having an offer accepted, because sellers will be more confident in your ability to purchase the property if you have already started the process with your lender.

Step 5: Find the Right Home

This should be the most enjoyable step of the entire process (other than moving in!). We will arrange showings of homes you’re interested in that are within your price range. While touring, take notes about your likes and dislikes and pay attention to additional things like the neighborhood, noises (or lack thereof) and location. Your agent will look out for “red flag” items that could affect the purchase or value of the property and share all of that information with you before you decide to make an offer!

Step 6: Make an Offer

Once you have selected the perfect home, work with your Muse agent to craft a fair offer based on the value of recently sold comparable homes. We will work together to negotiate any counter offers if needed, until a successful agreement is reached.  Once both sides have signed the agreement, you’ll be “under contract!”

Step 7: Due Diligence Period

Now is the time to finalize your lender, have your potential new home inspected, the property appraised, and to make any repair or credit negotiations.  Your Muse agent will make recommendations on how to proceed.

Step 8: Finalize your loan

Work with your lender to complete any necessary paperwork and submit required documents to ensure your loan will be finalized by your set closing date.

Step 9: Settlement

You and your agent will attend the settlement appointment at the attorney’s office where you will sign all necessary documents to complete the purchase.  Once your paperwork is recorded with the county’s register of deeds, you will officially be the owner of the new home and can move in!

Step 10: Finish Paperwork

No one looks forward to all the paperwork involved in buying a home, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll know you are the legal owner of your new home.
